Contemporary Staffing Solutions is seeking a highly experienced and motivated Regional Property Manager to join our client in Orlando, FL! The Regional Property Manager will supervise onsite personnel, coordinate with various departments, and foster positive relationships with clients, residents, vendors, and community stakeholders. This Direct-Hire opportunity offers an annual salary range of $120,000-$140,000/year depending on experience!

Essential Job Functions:
  • Maintain the integrity of physical assets and maximize returns in alignment with owner's objectives.
  • Hire, train, supervise, develop, and terminate personnel, including Property Managers and site staff.
  • Ensure staff compliance with company policies and procedures and efficient performance of duties.
  • Identify areas for process improvements and recommend changes to align with owner's objectives.
  • Assist with special projects, administrative tasks, and other related work as directed.
  • Proactively communicate site operations and market conditions to the Vice President, Operations.
  • Maintain relationships with company departments, clients, community, local businesses, residents, suppliers, vendors, and professionals.
  • Supervise Property Manager and provide oversight for leasing, administrative, and maintenance staff.
  • Schedule capital improvements and special projects.
  • Conduct regular site inspections and follow-up on maintenance work.
  • Negotiate, select, supervise, and review contractual services.
  • Ensure vacant apartments and common areas are ready to lease.
  • Approve expenditures within the annual operating budget guidelines.
  • Make recommendations for repairs, replacements, or improvements.
  • Design and oversee marketing and leasing programs.
  • Direct leasing personnel and oversee ongoing training.
  • Maintain closing ratios and occupancy levels as per company objectives.
  • Create, maintain, and update print and web marketing tools.
  • Negotiate and oversee advertisement programs in coordination with corporate office.
  • Conduct regular market comparisons and sub-market analysis.
  • Complete and submit weekly and monthly reports.
  • Prepare annual operating and capital budgets.
  • Review monthly P&L statements and other reports.
  • Prepare monthly and quarterly financial accounting and reporting.
  • Oversee rent collection policies and implementation of collection programs.
  • Report and control payroll information to accounting.
  • Make recommendations for efficient fund allocation.
  • Prepare and implement annual management plans.
  • Audit property files and records regularly.
  • Handle employee selection, training, and compliance with policies.
  • Establish employee development and recognition programs.
  • Interface with outside professionals on legal, accounting, insurance, and tax matters.
  • Handle emergencies on-site and communicate problems and recommendations to the Vice President, Operations.

Qualifications:
  • Minimum five years of multi-site experience as a Regional Property Manager or higher.
  • Valid PA/NJ/FL driver’s license.
  • High School diploma or equivalent required.
  • Bachelor’s Degree in Management, Marketing, or related field required.
  • Professional accreditation (ARM, RAM, CPM) preferred.
  • Familiarity with federal, state, and local Fair Housing Laws.
