The Property Manager is responsible for overseeing all aspects of daily property operations, ensuring the efficient management of resources, activities, and team members to achieve predetermined financial and operational objectives. In this role, you will uphold the physical integrity of the property while maximizing returns in alignment with the company’s mission, vision, and goals. Central to your responsibilities is the delivery of exceptional customer service, maintaining high occupancy rates, optimizing cash flow, and fostering a positive work environment for property team members. This Direct-Hire opportunity offers an annual salary range of $85,000-$100,000/year based on experience!
Role Responsibilities:
- Maintain the pristine presentation of the community, including models, amenities, leasing center, and vacant apartments, adhering to company standards.
- Strive to meet or exceed performance metrics goals set on a weekly, monthly, and annual basis.
- Monitor property vacancy and service orders to ensure timely completion in accordance with company standards.
- Implement marketing initiatives to achieve occupancy goals and sustain upward rent trends.
- Conduct tours for prospective residents, process applications, and follow up with leads.
- Stay informed about market conditions and trends.
- Complete all necessary paperwork for applicants, move-ins, and lease renewals.
- Enforce lease agreements, community policies, and occupancy procedures.
- Address resident complaints and concerns efficiently and professionally.
- Oversee legal processes, including eviction filings and security deposit dispositions.
- Maintain regular communication with residents and prospects, fostering a sense of community.
- Plan and attend resident functions to enhance customer satisfaction and retention.
- Ensure apartments are prepared for new residents in a timely manner.
- Manage rent payments and collections, minimizing delinquency.
- Maintain vendor relationships and ensure adherence to best business practices.
- Collaborate in creating and managing the operating budget, controlling expenses, and meeting financial expectations.
- Review expense variances and maintain accurate financial records.
- Coordinate with maintenance staff to ensure timely and cost-effective repairs.
- Organize and facilitate required inspections, logs, and checklists.
- Oversee preventive maintenance programs and capital improvement projects.
- Supervise and mentor staff, setting performance goals and adhering to company policies.
- Adhere to policies related to Fair Housing, OSHA, and other relevant regulations.
Qualifications:
- College degree preferred, or equivalent experience.
- 5-7 years of property management experience.
- Understanding of financial and accounting principles, with knowledge of budget management.
- Previous experience in marketing, sales, and customer service.
- Proficiency in various industry software; experience with Entrata preferred.
- Knowledge of relevant local, state, and federal legislation and regulations.
- Ability to thrive in a dynamic, multitasking work environment.
