Contemporary Staffing Solutions is seeking a Residential Property Manager to join our client in Philadelphia, PA! The Residential Property Manager will be responsible for ensuring the property's profitability, maintaining excellent resident relations, and upholding company standards. This Direct-Hire opportunity offers up to $105,000/year!

Key Responsibilities:
  • Maintain the integrity of the physical asset and maximize returns in line with owner's objectives
  • Hire, train, supervise, develop, and terminate personnel as necessary
  • Oversee onsite personnel and special projects staff, ensuring compliance with company policies
  • Maintain relationships with various departments, clients, community, businesses, and service providers
  • Supervise Service Manager and maintenance staff, ensuring timely completion of tasks
  • Conduct regular inspections of apartments, common areas, and grounds
  • Approve expenditures within the annual operating budget guidelines
  • Supervise leasing personnel, encouraging lease renewals and effective resident relations
  • Create, maintain, and update print and web marketing materials
  • Prepare and review rental applications, lease forms, and marketing strategies
  • Assist in preparing annual operating and capital budgets
  • Review monthly financial reports, supervise rent collection, and approve invoices
  • Handle employee selection, training, and compliance with policies
  • Represent the company in legal matters, including court hearings and filings
  • Ensure accurate resident data in property management software and databases
  • Handle emergencies and make recommendations to the Regional Property Manager
  • Maintain property files and records in an organized manner

Qualifications:
  • Minimum of three consecutive years as a Property Manager or higher-level position
  • Valid PA/NJ/FL driver’s license
  • High School diploma or equivalent (Associates Degree or greater preferred)
  • Professional accreditation (ARM, RAM, CPM) preferred
  • Familiarity with federal, state, and local Fair Housing Laws
  • Strong computer skills: Word, Excel, Outlook, Publisher, Internet Explorer, AMSI or similar software
  • Physical ability to walk, stand, drive, climb stairs, and visually inspect property
  • Occasional lifting of parcels up to 25 pounds and administrative tasks
  • Exceptional oral and written communication skills in English
  • Ability to pay attention to detail and provide quality service
