Job Title: Title Curative Specialist

Job Overview:
We are seeking an experienced and detail-driven Title Curative Specialist to join our client in supporting high-volume refinance transactions. This permanent/direct-hire, onsite position is based in the Greater Philadelphia area and focuses on identifying, evaluating, and resolving complex title issues to ensure clear and marketable title for closing. Ideal candidates will bring national curative experience, a strong understanding of title underwriting guidelines, and the ability to manage a significant workload while maintaining exceptional service levels.

Compensation:
  • Salary range: $50,000 – $60,000/year

Work Schedule:
  • Monday to Friday, standard business hours
  • Training hours: 10:00 AM – 6:00 PM

Key Responsibilities of the Title Curative Specialist:
  • Review and analyze title searches to identify issues such as prior liens, estate matters, foreclosures, or other discrepancies
  • Resolve title defects using underwriting guidelines and bulletins
  • Coordinate curative efforts with internal teams, outside counsel, and lienholders
  • Obtain releases, review legal documents (e.g., divorce decrees, trusts), and request clearance documentation as needed
  • Communicate directly with external parties such as attorneys and municipal offices regarding property liens
  • Maintain and update client tracking reports, providing estimated timelines and ensuring service level agreements are met
  • Support delivery and quality assurance of finalized curative documents
  • Step in to assist with policy claims work when volume allows

Qualifications and Skills for the Title Curative Specialist:
  • 5+ years of hands-on experience resolving title issues in a national or multi-state environment
  • High School Diploma or GED required; Bachelor’s degree preferred
  • Strong knowledge of title curative processes and risk-based decision making
  • Familiarity with ResWare or similar title production software is a plus
  • Commercial and purchase experience is preferred
  • Exceptional communication, organization, and problem-solving skills
  • Ability to manage high file volume and work well under pressure
