Job Title: Commercial Escrow Officer

Job Overview:
We are seeking a skilled and detail-oriented Commercial Escrow Officer to join our client’s title and settlement team. This permanent/direct-hire, onsite role located near Blue Bell, PA, is central to managing both disbursement-only and full insured commercial real estate closings. The ideal candidate will bring a strong background in commercial escrow transactions, exceptional communication skills, and proficiency in title processing systems.

Compensation:
  • $65,000 – $85,000/year (commensurate with experience)

Work Schedule:
  • Monday to Friday, flexible 8-hour shifts beginning between 9:00 AM – 10:00 AM
  • Training schedule: 10:00 AM – 6:00 PM

Key Responsibilities of the Commercial Escrow Officer:
  • Manage disbursement-only transactions, including file setup, validating wire instructions, preparing settlement documentation, and issuing payments
  • Oversee full insured closings from preparation to disbursement, ensuring taxes, fees, legal documents, and title policies are processed accurately
  • Confirm receipt of funds, review and authorize all disbursements, and communicate transaction status with involved parties
  • Utilize title processing software (e.g., ResWare) to manage file progress and maintain documentation accuracy
  • Partner with lenders, agents, clients, attorneys, and internal teams to coordinate seamless closings
  • Resolve discrepancies, track held funds, and ensure timely resolution to close transactions to a zero balance
  • Manage a transaction pipeline and meet productivity expectations as defined by leadership
  • Lead or support escrow assistants as needed in processing duties

Qualifications and Skills for the Commercial Escrow Officer:
  • Minimum of 3 years’ experience in commercial title/escrow closings
  • Strong knowledge of commercial real estate funding processes and title documentation
  • Proficiency with title software; ResWare experience is preferred
  • Excellent verbal and written communication skills
  • Strong attention to detail and ability to manage multiple priorities in a fast-paced setting
  • High level of professionalism, reliability, and problem-solving ability
